Ledyard's mill rate was 37.14 — the highest town rate in New London County — and it's about to drop hard. Don't celebrate yet. The town revalued on the October 1, 2025 Grand List, and when assessments reset upward the rate has to come down to match. Meanwhile Ledyard ties North Stonington for the fastest market in the county: homes sold at a median of $425,000 in 15 days at 103.4% of asking.

I sell all over New London County & this is the town people ask me about most right now. So let me tell you what I'd want to know if I were buying here.

Days on market halved, 30 down to 15. Only North Stonington closed as fast last year, and Ledyard did it while percent of list held steady above 103%. Buyers are lined up here. The reason is right below.

Part of the Submarine Base Is Actually in Ledyard

Most write-ups call Ledyard a bedroom community for the submarine base and Electric Boat. That undersells it.

Part of Naval Submarine Base New London sits physically inside Ledyard's southwestern corner. Some of that base is inside the town line. Electric Boat & Pfizer are named major employers here too.

What that means right now: Electric Boat employs about 25,000 people across Connecticut and Rhode Island and is hiring 8,000 in 2026 alone, including 2,500 trades positions in Groton, against a $77 billion contract awarded in July 2026. New London's mayor has said the region needs at least 10,000 more housing units, and the area is only adding hundreds a year.

Ledyard is 82.7% owner-occupied with a median household income of $107,975. Settled town, high incomes, a shrinking supply of houses, sitting right next to the biggest industrial hiring surge this region has seen in modern times. That's your 15 days.

The Mill Rate Is About to Drop. Your Bill Might Not.

If you're buying in Ledyard in 2026, this is the piece to get straight.

Ledyard's rate on the October 1, 2024 Grand List was 37.14 — the highest town rate in New London County. The town revalued on the October 1, 2025 Grand List, and that's confirmed on the state's official revaluation schedule.

Here's how that works. The town revalues, assessments reset to current market value, the grand list gets bigger. The mill rate then falls to collect roughly the same money. Whatever Ledyard's new number turns out to be, the drop is arithmetic. Whether your own bill went up or down depends entirely on whether your assessment moved more or less than the town average.

An honesty note: I couldn't find Ledyard's FY2026-27 mill rate published anywhere. The town recently relaunched its website and the Assessor, Tax Collector and Finance pages currently return errors — that department content hasn't been migrated yet. The state's mill rate dataset stops at FY2026. Call the Ledyard Tax Collector or Assessor at (860) 464-8740 for the current rate. I'd rather tell you the number isn't public than hand you a guess.

Ledyard's next revaluation after this one is 2029.

A change your car tax will notice

This is a genuinely useful side effect & almost nobody is going to explain it to you.

Connecticut caps municipal motor vehicle tax rates at 32.46 mills. Ledyard's real estate rate has run above that cap for years — 33.82, then 34.56, then 35.21, then 37.14 — while its motor vehicle rate got held down at 32.46 by statute. In FY2026 that gap was 4.68 mills.

If the post-revaluation rate lands below 32.46, the cap stops binding. The separate motor vehicle rate goes away, one rate applies to your car and your house, and your car tax starts moving with the town rate for the first time in years.

Whether that happens depends on the new number. Ask the Tax Collector when you call.

Foxwoods Is in Ledyard, and It Isn't on the Tax Rolls

Foxwoods Resort Casino sits in Ledyard, on the Mashantucket Pequot Reservation. Buyers assume that means a fat tax base. It doesn't, and the why matters here.

The reservation is sovereign land and isn't on the town's property tax rolls. What Ledyard gets instead is a state grant from the Mashantucket Pequot and Mohegan Fund.

Now look at what jumps off that table. Preston, which hosts neither casino, receives roughly 50 times per resident what Griswold does — and more per resident than Ledyard, the town that actually has Foxwoods in it. The formula runs on reservation adjacency far more than on who hosts what.

I couldn't verify the distribution mechanism or the statutory formula behind these amounts — the state's grant explanation pages weren't reachable. The per-town amounts above come from the state's own statutory aid data and those are solid.

Gales Ferry Has Its Own Fire District, and the Rate Is Climbing Fast

Gales Ferry is Ledyard's village on the Thames River, and it charges a separate fire district mill rate on top of the town rate.

Look at the trajectory before you buy there:

That's a fifteen-fold increase in three years. The FY2026-27 rate wasn't published anywhere I could find it. If you're buying in Gales Ferry, call the district directly and ask what the rate is now and what's pushing it up. This is a district in the middle of a real cost adjustment.

Like every Connecticut special taxing district, its taxes are a lien on the property under CGS §7-328 and can be foreclosed. Confirm district membership through your title search and get a paid-to-date letter from the district.

Ledyard Schools

Ledyard runs its own PK–12 district — three elementary schools for K–5, one middle school for grades 6–8, and Ledyard High School for grades 9–12.

That sets it apart from a lot of its neighbors. Preston, Bozrah, Franklin, Lisbon, Sprague and Voluntown all send their high schoolers out of town, most of them to Norwich Free Academy.

Villages and Character

Ledyard's two main sections are Ledyard Center (you'll hear people call it Ledyard Village) and Gales Ferry, which takes in the Ferry View Heights and Sherwood Forest neighborhoods.

The Up-Down Sawmill, built in 1869, went on the National Register of Historic Places in 1972. It's a working water-powered sawmill, and there aren't many of those left anywhere.

The town covers 38.1 square miles of land, with a 2020 Census population of 15,413, estimated at 15,601 as of July 2025. Persons per household run 2.77, which is high for this region. Lots of families.

A Few Practical Things

Ledyard is well outside the 20-mile crumbling-concrete foundation radius centered on Stafford Springs — roughly 62 miles out. That issue drives diligence in Tolland and Windham County. Down here it isn't a concern.

Septic and well permits go through the Ledge Light Health District.

Town Hall hours are Monday through Thursday, 7:30 a.m. to 4:45 p.m., at 741 Colonel Ledyard Highway. No Friday hours are listed, which lines up with a four-day week — and that would mean you can't record a Friday closing in Ledyard. Confirm by phone before you set a closing date, because I couldn't verify it for certain.

Thinking of Selling in Ledyard?

Fifteen days at 103.4% of asking. Nothing in the county sells faster, and only Colchester got a bigger premium. You're selling into a genuinely tight market.

Two things I'd get ready. Be ready for the revaluation question. Buyers are going to see a mill rate that dropped dramatically and either read it as a windfall or assume there's a catch. The honest answer takes thirty seconds — assessments reset, the rate came down to match, and what matters is your actual bill. A seller who can say that plainly comes off far more credible than one who fumbles it.

If you're in Gales Ferry, disclose the fire district rate and where it's been heading. A buyer who finds a three-mill district that went from 0.20 to 3.00 in three years after the inspection is going to renegotiate. A seller who puts it on the table upfront usually keeps the deal together.
