Homes for Sale in Salem

Salem kids go to Salem School through eighth grade, then to East Lyme High School — a designated sending arrangement, not open choice. That one sentence is the single most-often-botched fact about this town, and if you're relocating a family here it's the first thing you need straight. Single-family homes sold at a median of $430,000 in 2025, at 101.0% of asking in 17 days.

The median dropped 6.5% and days on market got better, from 24 down to 17. Those two don't normally move in opposite directions. On 42 sales, I'd bet almost anything it's mix — a different set of houses happened to sell, and values didn't slide. Homes still went over asking, and they went faster. Read the days-on-market number here, not the median.

The Schools — the Thing Everybody Gets Wrong

Salem runs one school, Salem School, about 500 students through grade 8. High schoolers go to East Lyme High School over in East Lyme.

It's a designated sending arrangement, not open choice. Salem and East Lyme signed a long-term agreement back in 2016. Your kid doesn't apply & doesn't get thrown into a lottery. They go to East Lyme High School.

And it's not Norwich Free Academy. Plenty of towns nearby — Bozrah, Franklin, Lisbon, Preston, Sprague, Voluntown — send their high schoolers to NFA as partner communities. Salem doesn't. I have buyers moving around within this region assume otherwise constantly.

Kids can also apply to Connecticut Technical High Schools, including Norwich Tech and Ella T. Grasso Southeastern Tech, and to the Regional Multicultural Magnet School for K–5.

Why Salem's Mill Rate Runs High

Salem's mill rate is 30.20 on the October 1, 2024 Grand List, and yes, that's high for around here — above East Lyme at 28.95 and Colchester at 29.92, though Montville next door runs 31.43. There are two reasons for it, and honestly both of them make sense.

First, revaluation timing. Salem last revalued in 2021, so the grand list is running on five-year-old values, while Old Lyme reset in 2024 and Lyme in 2023. Stale values on the bottom mean a bigger rate on top for the same budget. Salem revalues on the October 1, 2026 Grand List — this fall — and you'll first see those new values on tax bills issued in July 2027.

Second, the structural piece. Salem's a small residential town with a thin commercial tax base, and it has to pay for both its own K–8 school and tuition to East Lyme for the high school kids. Two education bills, one small grand list.

Connecticut's OPM hasn't published FY2026-27 rates; confirm the current figure with the Salem Tax Collector. Salem has no special taxing districts — that one rate is your whole bill.

What that means if you're buying: in 2026 you're buying against an assessment that's about to be thrown out. Don't treat the tax bill you see today as permanent.

Gardner Lake Sits in Three Towns

Gardner Lake covers 529 acres and straddles Salem, Bozrah and Montville. Three towns ringing one lake, and that's not a trivia fact — it costs real money.

Whichever town your lakefront parcel actually sits in sets your mill rate, your school district and your assessor. Salem's 30.20 isn't Montville's 31.43, and it isn't Bozrah's. On a lakefront property that gap compounds every single year you own the place. So pin down the town of record before you write an offer. Don't guess from the mailing address or the name of the lake.

The lake is public. There's a public boat launch and beach on the southern shore at Gardner Lake State Park. I bring that up because lakefront here is not private-association lakefront — you're buying a house on a public lake, with all the traffic and access that comes with it.

On water quality: the Connecticut Agricultural Experiment Station has surveyed Gardner Lake more than once and found a healthy native plant community with two invasives at low abundance — fanwort and variable-leaf watermilfoil — roughly stable between 2006 and 2015. If you're buying to boat, ask what treatment's been done since.

The Eightmile River

Salem sits in the watershed of the Eightmile River, designated a National Wild and Scenic River on May 8, 2008 under Public Law 110-229, with 25.3 miles protected and all of it classified "Scenic."

That federal designation is rare, and it tells you the watershed has real protection and real management attention behind it. It's a big part of why the rural feel here is going to stay rural. It also means development in that watershed gets serious water-quality scrutiny.

Character and Practical Facts

Salem incorporated in 1819 and calls itself a quiet, rural community of roughly 4,000 people spread across hills, wetlands and open fields. Route 85 (Hartford Road) is the spine of town, and Town Hall sits at 270 Hartford Road.

Distances: Hartford 31 miles, New London 14, Providence 70, Boston 116, New York 128. That New London number is the one that drives buyers here. Salem is a real bedroom option for the submarine base and Electric Boat, and EB is hiring 8,000 people in 2026.

Town Hall is closed Fridays. That's probably the most useful practical line on this whole page: a Friday closing cannot record in Salem. Set your closing date around it.

Septic and well permits go through the Uncas Health District.

Salem is well outside the 20-mile crumbling-concrete foundation radius centered on Stafford Springs. That's a real diligence issue up in Tolland and Windham County. It's not one here.

Thinking of Selling in Salem?

Seventeen days and above asking is a strong spot to be in, and it's better than the median price move makes it look.

Two things I'd get ready. Be ready for the revaluation question — Salem revalues this October, and any informed buyer is going to ask what that does to their tax bill. The honest answer, that a bigger grand list pulls the mill rate down, is what keeps a deal together.

And be ready to explain the schools cleanly. Buyers assume Salem feeds Norwich Free Academy like the neighboring towns do, or they assume there's some choice process. Neither one is right. "Salem School through eighth grade, then East Lyme High School" is a clean, reassuring answer, and I watch sellers fumble it all the time.
